the sims 3 season crashes

Hello!
I've been having this problem for a while now. I have downloaded and installed the latest update for the sims 3 (1.48) and the game has immediatly started to have problems. at first it started freezing every 10 seconds, and now it actually crashes every time I switch to build mode and then back to live mode. I can't even play a straight 5 minutes without it crashing.
I tried re-applying the ultimate fix again, but it's still not working.
Is there anything I can do to solve this problem??

Apparently, the sims 3 SEASONS was causing my game to crash. before reading your answer I had already looked at other topics in this forum and tried some of the solutions I found, including the DEP thingy and other things. nothing seemed to work, so I just uninstalled "seasons" and the game works PERFECTLY now!!!
The thing is, I downloaded and installed season from G4TW just like any other The sims 3 expansion pack, and I never ever had problems with any of your downloads, which is why I don't get why Seasons makes my game crash I really loved that expansion pack, but still I'm glad I'm able to play now.

There could be several things causing this problem. Let's see, do you have any Mods or Custom Content?

No, I don't have any. I used to have lots of custom content, but after noticing it was causing problems to the game I got rid of all of it.

Just to be sure, try backing up and removing this folder first: Documents\Electronic Arts\The Sims 3\
