Lag on high-end PC

I know a lot of people get this a lot but its
really annoying. This is happening to me right now and ive searched for
months and tried everything but nothing seems to work. My computer specs
are



Windows 7 Home Premium 64 Bit

CPU i7 870 @ 2.93GHz

RAM 8.00 GB Dual-Channel DDR3 @ 665MHz (9-9-9-24)

Motherboard Dell Inc. 0T568R (CPU 1)

Graphics Card AMD Radeon 6970

HDD 1397GB Seagate ST31500341AS (SATA)



I also have been using GameBooster to play the sims as well but I
see little or no difference at all. I play with max settings because my
pc should be more than enough to handle it.



I only have under 10 CC with the game and most of them are helpful mods from NRaas to clean the game up.



I do the resetsim * command everyone once in awhile but there is
still lag and before I even play the game it takes to long to load and
save. This is such a let down because Sims 3 is such an amazing game and
the lag completely ruins it. Please help me if you know anything or if
any of you run your game with max settings without it lagging PLEASE
tell me your PC specs.

Mine runs very smoothly which is worse than yours...

I have nearly 200 mods installed and it lags a bit.

I had a lot of lags before, but last time I can run game with a good settings.

That`s really sucks near your PC. I use mods that helps me run game faster and without lags. Overwatch, Master Controller and Errortrap of Twallan (http://nraas.wikispaces.com/) I also use other his mods and have near 150 CC items (even custom map). Every time before run the game I use CCleaner (its really makes my PC run faster). Also helps restart PC before playing. I never save from map view or edit town mod, never use save and exit, or save and continue options it`s make all my saves lags.
For problem with save Overwatch is the best. After I got this mod my game start saving three times faster. If you already use mods try CCleaner.
