Some Sims 3 problems

Hi,
I have a couple of Sims 3 issues.
Firstly, when in live mode periodically the game would get stuck for a while and then function normally again. I've been experiencing this problem for some time now, even when I re-install Sims 3 after a reformat of my PC and did not restore my old saves.
Secondly, I noticed that when I recorded a video, there are times that the audio and video will get out-of-sync. I've set the quality to high, not sure if that is the cause of the problem.

I've been having that problem as well with the game getting "stuck" what I thought was kinda weird about it is the fact that some animations still function normally (rain and the sound of running water in the sink) but you can't do anything any sims or pets are frozen and you can't click anything while this is happening. Any ideas? Cause it tends to get worse as I keep playing till it's like game breakingly bad cause it keeps happening more often and seemingly for longer periods of time.
