Once again, I am having difficulties in accessing the create a sim mode whilst having huge lags, but i still get consistent framerates. i have all of the store contents and all ep (Except katy perry one)

Hi,
I had same problem download NRaas MasterController. Open alerady save game and click on sim Master Controller Settings/CAS/Show in Compact Form: Clothing -> True.  There are also another two options to compact accessories and hats . That should help you in loading faster all the clothes. Link to download ( http://nraas.wikispaces.com/MasterController ), download Base mod under title Versions.

I have 16 gig of ram.
Thanks i allocated mine to 8 gigs

As a sidenote, The Sims 3 is a 32-bit application, hence it can only utilize a maximum of 4GB of your total RAM. An easier way to do this would be to download the 4GB patch here:
http://www.ntcore.com/4gb_patch.php


And apply it to your TS3W.exe in your base game location, usually in C:\Program files (x86)\Electronic Arts\The Sims 3\Game\Bin.

Is there anything else you need help with for the moment ?
