Sims 3 Crashes in Build/Buy Mode

About two months ago due to another issue I was having with the game I completely uninstalled and reinstalled with about 12 expansion and stuff packs and it's been working fine since, but recently my game has been having an issue. I'm attempting to build a new house and it's for the most part unfurnished but every time I place down a few items the game crashes. I've tried saving after furnishing each room and that worked for a little but by the time I complete the third room and tried to save the game it crashes, no error, just crash. At first it was giving me error code 12 but I assigned the game more RAM so now instead of an error it just crashes. Sometimes it crashes directly after placing an item and sometimes it crashes when I try to save the game. I don't know what to do!!! HELP! D:

Next make sure that you download all available Windows updates too...

If your Windows is a 64-bit version AND if your computer has 4 GB of RAM or more, then focus on step #3 in particular. Download the "4 GB patch" from here.

After downloading, double-click on that 4 GB patch and in the next prompt, choose the TS3W.exe in your base game location. Usually, that's C:\Program files(x86)\Electronic Arts\The Sims 3\Game\Bin. Wait for the message "executable successfully patched" and close the 4 GB patch.

Note that this method will not work if your Windows is a 32-bit version and/or if your computer has fewer than 4 GB of RAM. After doing that, go on with the rest of the steps. These instructions should be pretty self-explanatory.

Now go to My Documents/Electronic Arts/The Sims 3 and delete all contents inside the Currentgame.sims3 folder. Also, in My Documents/Electronic Arts/The Sims 3, delete the following stuff:

-CASPartCache.package
-compositorCache.package
-scriptCache.package
-simCompositorCache.package
-socialCache.package
-plus the contents of the folders "WorldCaches" & "Thumbnails"

Re-start the game then and see if anything improved. You may even turn off your anti-virus program completely before playing The Sims 3.

I attempted all these fixes but none of them seemed to work. I think there's an issue with a specific item I keep trying to place in that one room because I continued furnishing the rest of the house and it saved fine. But for some reason when I try to save after furnishing that room the game crashes. Should I just try using different items?

I once had a similar issue, when my game always crashed when placing certain items. Can you try the tool in Lady ElDi's opening post here ?

Apply that "save file cleaner" - to your save. But make a backup before doing so ! After you've applied this, re-start the game and see if anything improved. If not, what kind of item is that and where did you get it from ?

You might indeed just try and avoid this item, from now on, if nothing works...
