Hi ! 

You will have to create .dmg files of the sims 3 and expansions files in order to install it, it's well explained and shown on this tutorial: http://www.games4theworlddownloads.org/Downloads/Guides/Sims_3_Mac_Guide.pdf . 
Follow this guide and it should be effective. 

Also you'll see that creating .dmg files can be sooooo long, so here you have a tutorial on how to do it really fast : https://games4theworld.forumotion.com/t21599-hdiutil-easy-mass-disk-image-creation
