Sims 3 Crash - Grey Screen / Can't interact

Hey all ,
First thanks for the support page , and the Great Downloads.

Now onto the issue here.
I've installed per your instructions
Also , I have all Expansions except Katy Perry , diesel and High End Loft.

I've applied the patch , as well as used the Fix , all again per your instructions.

My issue isn't with running the game, it loads up fine I can create a sim , even a new neighbourhood.
However the problem is in build mode , first.

Whenever I try to lay any basement , or flaten the lot , I get a Grey screen and occasional Crash.
I can lay walls , and Fencing fine however.

My other issue is with the Sims them selves.
I can make my household sims interact fine with other sims outside of the household.
However , once greeted I loose the ability to click on the sim.
My House sims also can't interact with each other at all.

I was using NRAAS WooHooer Script.
and a few other mods.
Prior to this post , I tried a fresh install. Still No Go.

((( Oh , and before I forget maybe someone can tell me where this is coming from? Recently My Sim started glowing red randomly throughout play. Doesn't effect the game mind you just no idea what it is. Not a big deal if it causes no issues or isn't a warning or Precursor to an issue)))

Unfortunately , I've already tried that , it's been that way since the fresh install.

Not a Mod in sight.
