The Sims 3 with lag / freezes

Hey! I'm new here. I've registered to say I have a problem with lags on The Sims 3. I think it happens at every world. Suddenly my sims and the clock freezes, kind of a lag, and the plumbob, water and other animations keep going. I already use the Gamebooster.

One question: If I start the game with no Mods, and the game seem to be better, should I never install them again? I like so much my families, I didn't want to loose them and the Worlds...

I don't understand... for some time everything were working great, and now... :'(

I want to say that I tried it all... Uninstalled a lot of expansion packs, iniciated without any CC, lowed all the configurations of screen, start the game directly through the TS3W.exe, tried the new ultimate fix... Nothing works... Is it a case for uninstalling EVERYTHING and reinstalling? 

I have now only the worlds Sunlit Tides and Monte Vista installed, and still the game freezes in the Isla Paradiso world. What I tried yesterday and worked for 10 minutes was using " resetSim * ", but didn't solve the problem at all, was just a palliative.

I saw that loooots of people have this problem, do you know what causes this?

I don't have Into The Future. The lastest expansion I have is Island Paradise. So tried with it in the site you sent me and it says my computer "passes the minimum specification required to run this product".


Should I try those Mods fro NRaas I saw somewhere?

After I did that, it said the Game Disc was not found! 
So I started directly with the TS3W.exe

I cleaned the cache and the game worked quite fine for about 15 minutes, with small lags. Then it restarted (the freezing)...

Should I do the cleaning everytime I start the game?

Geez, why is it happening? =/
